New industrial subdivision located near interstate access and fuel supply. 

This I-1 industrial subdivision consists of 12 lots ranging in size from .99 acres to 3.44 acres and a retention /detention basin in the south west corner of the development.  The underground utilities are stubbed to the lots, but no tap fees have been paid.  Ute water provides the domestic water with tap fees for a standard tap starting at $5800.00.  Fire suppression systems or higher water usage have additional costs.

There is natural gas in Colex Drive and Grand Valley Power provides 3 phase power.  A lot owners association is in place for the irrigation system to the retention basin and maintenance on the Tracts A - D.  There is a one time initial fee of $500.00 due to the Lot Owners Association at closing.

Sewer is provided through the City of Grand Junction.  The base fee is $2,500.00 plus an additional amount based on building square footage, number of employees, etc.  Buyers need to contact the City with more detailed information about their proposed use to get a more accurate sewer fee quote.

The Independent Ranchmen's Ditch borders this development on the east boundary and there is a 25' easement that runs with that canal.  A 12' trail easement is shown on the plat on lots 3 - 7 of Block 1, per the requirements of the City of Grand Junction.  This trail is not installed or surfaced in any way.  It will be up to the individual lot owners to establish this trail if they desire, but the easement is in place and can not be built on.

Colex Drive is paved and intersects with Scarlett Drive to the north and west.  There are no sidewalks, but there is a 14' multi purpose easement along the front of each lot and a 10' Drainage and Utility easements around most lots.
