Gorgeous mountain property!!

Vacant land parcels on Harrison Creek Gulch Road

Looking for beautiful mountain ground to build your dream cabin? Look no further!!

These two parcels are 36 acres a piece and can be sold separately or together. Located about  10 miles above Vega Reservoir these properties offer scenic views, abundant wildlife, and the opportunity to get away from it all. At an elevation of approximately 8500 feet, these parcels are covered with oak brush and lots of beautiful Aspen trees. Homes in the area have successful drilled for water and have operating wells. Sewer disposal would be via a septic system and a generator or solar set up would be required for electricity. Access to these parcels is by a private road that is very well maintained by Delta Petroleum.

The first picture above shows the sign that is posted at the boundary line of Parcel 1. The road travels basically through the middle of the parcel and then onto Parcel 2.  Free range cows are can be seen along side the road. There is no formal grazing lease, the cows are just free to roam unless the property owners desire to fence them out.

This photo is taken from the boundary between Parcel 1 and Parcel 2, looking back across Parcel 1.  There are various small waterways on these properties providing for some beautiful green areas.

Spring has not completely sprung at this altitude so the trees are not yet in their luscious green stage.  This picture does not do justice to the beautiful views of this area. This is part of Parcel 1.

This intersection is on Parcel 1. The county maps says the fork to the left is Harrison Creek Road, but the sign on the property says it is Aspen Grove Road. This intersection is about mid way across Parcel 1 so all the land surrounding it is part of Parcel 1.  Parcel 2 is located about 500 feet up the right fork.

This picture shows the post along side the road that is marked with flagging. This is the approximate southeast corner of Parcel 1. We were unable to find the exact corner pin, but there is flagging from the surveyor in the area and the pins can be shown to any potential buyer.  This point is about 700 feet from the intersection of Harrison Creek Road and Aspen Gove Road.

The sign in this picture is on the border between Parcel 1 and 2. The road continues on a curve and travels off the west side of this parcel.

Parcel 2 has large Aspen groves and abundant wildlife. The road curves off to the side of the parcel leaving the rest undisturbed and very suitable for a summer retreat location.

There is flagging on the trees where the road crosses off the property.

There is a survey on record with the Mesa County Clerk and Recorders office and is available for review by any interested parties.

The Mesa County taxes for these parcels are $23.85 for parcels  2661-354-00-250 and 2661-354-00-253.  Each parcel is approximately 36 acres with gorgeous views and abundant wildlife.  They are priced at a very reasonable $3500 an acre ($126,000 each). The seller has 3 additional parcels, including one with a nice 2 bedroom 2 bathroom home with 1640 square feet. The seller would be willing to negotiate to sell these parcels also if a buyer was interested.
