Vacant land parcels and/or house on Harrison Creek Gulch Road
Looking for beautiful mountain ground to build your dream cabin? Want gorgeous views from your porch? Look no further!!
There are 3 parcels 36 acres a piece and can be sold separately or together as well as an 72 acre parcel with a 1640 square foot home with an attached 2 car garage and a 30x40 metal building. Located about 10 miles above Vega Reservoir these properties offer scenic views, abundant wildlife, and the opportunity to get away from it all. At an elevation of approximately 8500 feet, these parcels are covered with oak brush and lots of beautiful Aspen trees. The home has a full well for domestic water, sewer disposal is via a septic system and a solar set up is used for electricity with a back up generator system in place. Access to these parcels is by a private road that is very well maintained and allows for year around access to all the parcels.
Parcels 1: 36 acres and house: $330,000 (parcel 2 no longer available)

This great home sits up on the hill overlooking the surrounding beauty of the mountains. There are a few homesites in the distance, but privacy abounds. The home is oriented to catch breathtaking views from every direction. There are 2 bedrooms and an additional room that could service as a bedroom if needed. A 3/4 bathroom is located off the master bedroom and a full bathroom is situated at the end of the hall next to the second bedroom. A 2 car garage with concrete apron provides for car and additional storage.
A small well house with solar panels, batteries, back up generator and the propane tank are located a short distance from the house.

The house is located on parcel 1 while the 30x40 metal building is just across the line onto parcel 2. Both parcels are approximately 36 acres. Parcel 2 has a well pad that belongs to Delta Petroleum and there is some truck traffic and obviously the oil company has the drilling and maintenance rights on these two parcels. These two parcels are only being offered together or with some combination of the other parcels. These are the only two that will not be separated.
The big country kitchen is light and open. There is an open concept with the kitchen, dining area and living room. The door from the kitchen goes into the large utility/laundry room and then on into the garage. The utility room is wonderful with lots of room for storage, a shop sink and the washer and dryer. You can come in from the garage with your groceries without trekking all the way through the house.
There is great counter and cabinet space in the
kitchen
and a long counter between the kitchen and dining area
makes serving dishes to the table easy. The appliances in
these pictures are included in the sale of the property.

Many large windows throughout this home provide
great
natural light as well as showing the wonderful views
surrounding the property.

A wood burning stove in the living room helps take the mountain chill out of the air in the home. This stove is a back up for the forced air furnace. This home is really very comfortable all times of the year.
These two parcels border 160 acres of BLM land with loads of recreational opportunities and abundant wildlife.

The views from this property are terrific

Parcel 3: 36 acres - $85,000
The sign in this picture is approximately on the border between Parcels 3 and 4. It is taken looking south into Parcel 3. This gorgeous piece of property is very wooded, has some steep terrain and some that is almost flat. A small creek meanders across it and onto the 4th parcel and into a small pond.
Parcel 3 has large Aspen groves and abundant wildlife. The road curves off to the side of the parcel leaving the rest undisturbed and very suitable for a private retreat location.
There is a survey on record with the Mesa County Clerk and Recorders office and is available for review by any interested parties. Several of the original survey pins have been located or flags have been placed near where the pins should be.
Parcel 4: 36 acres - $75,000
This sign is posted at the boundary line of Parcel 4. This is a point where the road first comes across one of these properties. The road travels basically through the middle of the parcel and then onto Parcel 3. It winds around and then comes to Parcels 1 and 2 or you can take the left fork at the upcoming intersection to reach Parcel 5. Free range cows are can be seen along the side of the road. There is no formal grazing lease, the cows are just free to roam unless the property owners desire to fence them out.
This photo is taken from the boundary between Parcel 3 and Parcel 4, looking back across Parcel 4. There are various small waterways on these properties providing for some beautiful green areas. The creek can be seen coming to the road on the right, crossing under the road and traveling along to the pond on the left.
This is the intersection of Harrison Creek Gulch
Road and Aspen Grove Road (same as picture
above). The fork to the right is Harrison Creek and
continues across Parcel 3 and on to Parcels 1 and
2. The fork to the left, along Aspen Grove, takes
you to Parcel 5.
Parcel 5: 36 acres - no longer available
Spring has not completely sprung at this altitude, in this picture, so the trees are not yet in their luscious green stage. This picture does not do justice to the beautiful views of this area. This is part of Parcel 5. There are future drilling rights, owned by Delta Petroleum, for this parcel. It is not known at this time when Delta may choose to begin drilling. More details about this agreement and potential compensation will be available for interested buyers.
This picture shows the post along side the road that is marked with flagging. This is the approximate corner of Parcel 4 and Parcel 5. We were unable to find the exact corner pin, but there is flagging from the surveyor in the area and the pins can be shown to any potential buyer. This point is about 700 feet from the intersection of Harrison Creek Road and Aspen Gove Road. Parcel 5 lays from this point on along the road and up the hill.
The seller will sell all the parcels together for a price of $540,000.00.
These beautiful pieces of property will make you a wonderful investment in peace and tranquility. The seller is willing to mix and match these properties to find the combination that most suits your needs. Please contact us today to schedule an opportunity to walk these parcels and pick out the ones you love the best.
